Appraiser Strategy: A Case Study in Sequence of Adjusments         3 Hours

 

The sales comparison approach adjustments to the comparables to the characteristics are preferred to be made in the appropriate order to develop a credible opinion of value for the subject; property rights, financing/sales concessions, market condition/time, location and other physical characteristics. If all of the adjustments are on either a percentage basis or if all the adjustments are on a dollar basis, then this sequence does not matter. However, the sequence could matter when mixing dollar and percentage adjustments.

This course is designed to have the appraiser recognize the significance of this concept. The sequence of adjustments applies to both the developing of adjustments as well as the application of the adjustments in the sales comparison approach. Both concepts will be developed and explored in this course through both simple examples as well as small case studies.

By the end of this course the appraiser should have meaningful tools to develop credible adjustments and opinions of value.

This is an advanced course. Students must first take Supporting Adjustments or be able to demonstrate knowledge in  the matched paired sales concept.

Appraiser Strategy: A Case Study in Functional Obsolescence         5 Hours


One job of the appraiser is to determine the dominant features of any piece of property and most importantly if that dominant feature is a positive, negative, or neutral influence on value. The following case study is dealing with an unusual floor plan for the area. This course will focus on the student to develop their own opinions of impact on value utilizing actual real world data. Various market data will be supplied and it will be up to the student to develop, report and to organize the data so that it can be placed in a work file for future reference.

Although all case studies are dealing with real world properties; addresses and names of the subject property will be changed to protect the innocent. No data has been manipulated to ensure easy conclusions. The student must have the expectation that their answers may or may not be the same as the rest of the class or the answer sheets supplied at the end of the course. The student will be responsible for development of all adjustments. Intermittently throughout the case study the class will be stopped for student instructor input. For time management reasons the class may be broken up into small work groups. This is to capture the wide range of experience. Those with extensive knowledge are now deemed to be leaders.

Obviously because these are real world examples the market data supplied will be based off the search sequence. If recent data is available the case study will deal with real data however, this course is to help the student expand beyond looking at “comparable data.” Many of these concepts may be new to the student and initial responses may be rejection or anger. As with learning any new concept, one must be open and patient.

Although we cannot possible cover all that this calculator can do in 4 hours (thus the word "Basic" in the title), we will be covering the basics and beyond making you more efficient in your appraisal/real estate career.

Supporting Adjustments                                               8 Hours

Get the tools to help support your adjustments! Focal points include: matched paired sales analysis, extraction, and reconciliation. This is not just lecture, examples and exercises are used throughout the course to demonstrate how theory can by utilized in a time efficient manner. Measuring time adjustments, concessions, site, square footage, external obsolescence and functional obsolescence are just a few that will be addressed. Excellent course for the beginning appraiser or the experienced appraiser desiring different options to help support their adjustments. Basic tools will be discussed to measure complex issues. This course is for practicing appraisers, review appraisers, underwriters, real estate agents and attorneys. Don't forget your calculator. An HP 12C or similar calculator is preferred but not required.
